Tips to Help Preventing Dryer Fires

December 4, 2012 by mswp

Many people don’t think about the fire danger that their clothes dryer can present, but it is a very common cause of home fires.  Lint tends to be extremely flammable and if it builds up in any part of the dryer, this can easily cause a fire.  To prevent dryer fires, there are a few basic steps you can take.

First of all, always clean out the lint trap, after every load of laundry.  Besides helping prevent dryer fires, this also has the added benefit of keeping your clothes cleaner.  To most thoroughly clean the lint trap, remove the lint, and then vacuum the mesh with a handheld vacuum cleaner.  Then wash it out, using a mild detergent or dish soap.  If you use dryer sheets fairly often, you may need to scrub the lint trap gently to get rid of the buildup.  Let the lint drip dry completely before you put it back in the dryer.

In addition to cleaning the lint trap, make sure your dryer is actually venting to the outdoors.  Check the vents to make sure that lint has not built up there.  If it does tend to build up, there are many different dryer cleaning kits you can buy to make sure that your vents are free of build-up.  This is essential to prevent dryer fires, which can happen anywhere within the dryer.

Use your dryer on the lowest setting possible to dry your clothes.  Most types of clothing do not need an extremely high setting and the higher the heat, the higher the chance of a fire.  Use lower temperatures whenever possible.

Finally, to prevent dryer fires, make sure you have metal venting, not plastic.  Either rigid or flexible metal venting will work, but plastic or vinyl exhaust hoses can actually increase the chance of dryer fire

How to Keep Your Home Fire Safe

November 10, 2012 by mswp

Keeping your home fire safe is definitely a top priority for everyone, whether they are renters or homeowners. A fire can be extremely destructive and traumatic, so it is always better to prevent it when possible. Fortunately, most home fires can be prevented, if some simple steps are taken.

First of all, it is essential to have working smoke detectors on every floor, at minimum, and in every bedroom. If you are renting a home, your landlord may be liable for providing smoke detectors in good working order, but you may be responsible for replacing the batteries. This should be done twice a year to make sure that your smoke detectors are always functional. Many people recommend doing this at the same time you set your clocks forward or back, just because it’s easy to remember. Never disable your smoke detectors.

Kitchen safety and fire safety go hand in hand, as many home fires start in the kitchen. To keep your home fire safe, take extra care when you are using the stove. Curtains, dish towels, long sleeves, flowing clothing, and long hair can all easily ignite and spread quickly. Make sure nothing can accidentally touch the stove burners, and always keep an eye on what you are cooking. If you are leaving the room, even for just a moment, turn the stove off and turn it on again when you can watch what you are cooking. Many people multitask in the kitchen, with something in the oven, in the microwave, and on the stove all at once. This is often necessary to eat dinner at a reasonable time, but it is important to be fully aware of each item that you are responsible for at all times.

Heater and radiator safety is another important step in keeping your home fire safe. Flammable objects should always be kept away from heating vents, space heaters, and radiators. This includes furniture, draperies, and bedding. Give all types of heaters space so that they can heat your home without being a fire hazard. Never place a sofa or armchair over a heating vent, and keep space heaters away from draperies and other loose material.

Electrical wiring must be in good condition to keep your home fire safe. Anything that is plugged in should be checked to make sure the wires are not frayed and the insulation is intact. Avoid overusing surge protectors, keeping the ratio close to one item plugged in for each electrical outlet. In addition, if you have any concerns about the state of your home’s wiring, have a professional electrician check it out, as electrical fires can be devastating.

Candles and fireplaces need to be watched just as carefully as anything cooking on the stove. If you have any kind of flame, whether it is one candle, a roaring fireplace, or a burner heating soup bubbling on the stove, make sure someone is in the room watching it. It may seem acceptable to leave these things unattended just for a moment, but fires start and spread quickly. To keep your home fire safe, never leave fire unattended.

Less people are smoking indoors than in previous years, but if you or someone in your home smokes, cigarette safety is not to be overlooked. A carelessly dropped cigarette can ignite flammable material easily, while a match or cigarette that has not been totally extinguished may also cause a home fire. To keep your house fire safe, do not allow smoking inside, or at least require that all cigarettes and matches be completely doused in running water before they are placed in an ashtray. All of these methods can help save you the injury, property damage, and heartache that can come from a home fire.

Bay Area Earthquakes – Is your house ready?

April 18, 2011 by Montgomery Sansome

Earthquake in the Bay AreaIn light of the recent 3.7 magnitude earthquake we are offering specials on seismic upgrades for your home. Don’t wait for the big one, secure your real estate investments with the quality services of Montgomery Sansome, a Bay Area construction company with over 45 years of experience in the business, an A+ rating from the Better Business Bureau, and hundreds of thousands of satisfied Bay Area customers.

It is WAY CHEAPER to install seismic upgrades than it is to pay the premium for the insurance. Insurance premiums are a poor investment for minimizing the damage to your building when compared to seismic upgrades. Most consumers agree that insurance premiums for earthquake damage are not worth the money; if you have a 20-30% deductible that means that the first 20-30% of the value of your building is deducted from the damage. IE: If you have $100,000 damage to a $500,000 building and a 20% deductible you recovery from the insurance carrier will be NOTHING.

Our Proposal:

We come on site and design the seismic upgrades required in your home to fit your budget, using the latest most cutting edge techniques available today.

Beware of Toxic Mold

April 12, 2011 by Montgomery Sansome

stachybotrys chartarumToxic mold can be found in almost all environments, however, the more common” toxic” mold is Stachybotrys chartarum.

Stachybotrys chartarum is considered the worst of the worst, and in some instances is thought to be responsible for ” infant crib death.” Most people throughout the world respond to even small quantities of stachybotrys with allergic reactions. Some allergic reactions can be quite profound and permanently damaging, affecting human pulmonary function, and even a loss of memory and other serious disorders.

The required abatement/remediation of this toxic mold should involve the same protocol as any mold, as all molds are capable of creating an allergic reaction in some people. It’s recommended by professionals in the field that toxic mold be removed entirely, but not painted over or killed.

Toxic mold sickened 27 infants and possibly caused one death in the Cleveland area in 1993. An infant in the Cleveland, OH area, the first of 27, suffered acute pulmonary hemorrhaging. The children bled from their airways, their lungs infected with some unknown illness, and one child died. The children shared one commonality, in that they all lived in homes that had serious water damage and it appeared the children’s conditions were caused by toxic mold. The Cayuga County Coroner examined all of the infants in the area who had died between 1993 and 1995, including those thought to have died from SIDS (sudden infant death syndrome.) Tests show they found lung issue showing signs of pulmonary hemorrhage. It has yet to be proven definitely that mold caused the death of the infant, but the question looms large enough that medical and health professionals around the world would normally take exhaustive precautions to prevent infant exposure to mold.

It is not the mold itself that generates the toxin, it’s the spores that the fungi produce which can become airborne easily and be inhaled by mammals. These spores can also be absorbed through the skin, or ingested causing problems with the intestines. These toxic spores produce gasses which are referred to as mycotoxins.

Beware of toxic mold, Montgomery Sansome LP offers a mold testing service for $299 that includes site inspection reports with field samples and identification of mold species counts through laboratory testing. We are a mold company serving the entire San Francisco Bay Area.
